Some moves are straightforward. Others involve aging parents, selling an estate property, family dynamics, downsizing, repairs, timelines, contractors, and dozens of moving pieces that all need to come together.
These situations require more than a real estate transaction. They require guidance, communication, coordination, and a plan. This is where I can help.
I help clients navigate complex moves, estate sales, downsizing and rural real estate throughout Halton and Hamilton, including Burlington, Milton, Waterdown and Flamborough, as well as surrounding communities across Peel and Waterloo Region.

Every complex move is different, and there’s no one-size-fits-all solution. But the pieces I’m most often helping people pull together look like this:
Estate Sales
One of the biggest challenges I see is families trying to settle an estate and prepare an estate property for sale in the middle of grieving, at the same time. Whether you’re an executor, estate trustee or family member, it’s a lot to carry. My role is to help take the real estate logistics off your plate, so you can focus on what actually needs your attention.
Family Communication
This is where people can get stuck: everyone has different responsibilities, schedules and sometimes even lives in different places. Keeping everyone informed without endless phone calls and meetings can make a complicated move much easier.
When it makes sense, I’ll create a family WhatsApp chat so questions, updates, documents and decisions can all happen in one place. I’ve found this kind of asynchronous communication incredibly effective during complex moves because everyone can stay connected and respond when they’re available. And if someone isn’t comfortable with technology, we adapt. The goal is simply to make communication easier and make sure everyone who needs to be part of the conversation stays included.
Home Preparation
The hard part isn’t knowing a home needs work before selling. It’s knowing which repairs, updates and preparation are actually worth doing before listing, and which ones aren’t.
Rural Relocations
Buying or selling a rural property comes with its own questions: wells, septic systems, acreage, zoning, conservation authorities, heating systems and property maintenance that a typical suburban move may not raise.
I’ll walk you through what’s actually different, so nothing catches you off guard later.
Downsizing Support
Most people don’t know where to start when a home has decades of belongings and memories in it. And downsizing isn’t always about finding the smallest home possible. It’s about figuring out what kind of home fits the next stage of your life. We work through it in stages, including what stays, what goes, what your current home may be worth, and what your next move could realistically look like
Vendor Coordination
Movers, downsizing specialists, professional organizers, cleaners, contractors, landscapers and gardeners, home stylists, stagers, designers, appraisers, junk removal and estate cleanout services, storage companies, auction or estate sale services — what surprises people most is how many different people can become involved in one move.
Depending on the situation, you may need only one or two of these services, or we may need to build an entire team. I can help identify what kind of help is actually needed, connect you with the appropriate professionals and coordinate the pieces so you don’t have to become a full-time project manager on top of everything else.
Timeline Management
Complex moves rarely run on one clean timeline. A home sale, a purchase, or move into a retirement community, a closinga renovation, an estate process and a family’s schedule may all have to line up.
I keep track of how the pieces fit together and flag it early when something needs to shift.

Sometimes there isn’t one clean category for what’s going on — it’s a bit of everything at once. That’s alright. My job is to help you build a plan around your specific situation, not fit it into a template.
